Arriving to Antwerp by Car
When arriving to Antwerp by care there’s a few things to take into account:
- LEZ (low emission zone) is applicableÂ
- Street parking is not allowed for non-residents

Instructions to the Parking
Address: Lange Nieuwstraat 47-49 (on the right side), second parking place on the right.
- Use the remote to open the gate and car port (both buttons)
- Watch out for the bicyles!Â
- ALWAYS wait until the gate is COMPLETELY open before driving in, if not it will block and we have to call technical support, this is a costly affair !
- Choose the right lane that goes up, it is the 2nd place on your right.
- When leaving wait until the carport is closed, so we are sure no unwanted persons can enter, especially at night
User agreement
Overeenkomst tot gebruik van parkeerplaats Lange Nieuwstraat 47-49, plaats 15.
Door de betaling en/of gebruik verklaart de gebruiker zich akkoord met onderstaande voorwaarden.Tijdelijk gebruik van de parkeerplaats enkel toegelaten gedurende het verblijf in de airbnb accommodatie.
De gebruiker ontvangt bij aankomst de afstandsbediening voor de garagepoort, deze afstandsbediening dient bij vertrek te worden achtergelaten in de accommodatie op het aanrecht van de keuken.
Bij verlies of diefstal, of niet tijdig inleveren, zal de kost ter vervanging van de zender worden aangerekend. Deze bedraagt 130€ + eventuele kosten omdat nieuwe gasten geen gebruik kunnen maken van de parking zullen desgevallend ook worden doorgerekend.
Bij het inrijden van de eerste poort dient u te wachten tot deze VOLLEDIG geopend is, indien u te vroeg inrijdt, zal de poort blokkeren en dient men een interventie aan te vragen, alle kosten hiervoor zullen aan de gebruiker worden doorgereken.Â

De eigenaar kan nooit verantwoordelijk gesteld worden voor diefstal of schade aan uw voertuig of door u aangebrachte schade aan andere voertuigen in het gebouw. U blijft hiervoor hoofdelijk en ondeelbaar aansprakelijk.
Na 19 ’s avonds en voor 8 uur ’s ochtends is de poort gesloten, men heeft dan zeker de zender nodig om in de parking te geraken. Vergeet uw zender dus niet n de wagen! Â

Jacuzzi

Due to problems or accidents in the past while using the jacuzzi during nightly hours same as the impossibility to give technical support during nightly hours, the JACUZZI is OPERATIONAL between 16-22 pm daily.  If you need help or information, contact us over Whatsapp.Â

USAGE and SAFETY instructions can be found in English and Dutch next to the bath.Â
To avoid flooding!
- While filling always remain close to the bath (unfortunately we had guests who fell asleep)
- Make sure to ALWAYS put the TAP in position OFF once the tub is filled, it is marked on the tap.Â
- After use of the jacuzzi ALWAYS check the taps are closed!Â
Use only the temperature marked by the OK sticker (front side tap), because filling at higher temperature, after a few minutes it will feel too hot and reduce your time to enjoy it.Â
BEFORE use
You will find a manual near the jacuzzi, please read it carefully before use.
To avoid malfunctioning and problems, we ask you to carefully read them BEFORE use of the bath.
Before using the jacuzzi it’s mandatory to rinse your body in the shower.
DO NOT block the suction inlets as this will cause permanent damage to the pumps;
In the bath, remain seated.
NO shoes, glass, hard objects are allowed. We have provided paper cups.
NOT ALLOWED !!Â
Products containing oil, glitter, foam, bath bombs, bath salt, bath oil bullets, papers, etc… are NOT ALLOWED in the jacuzzi. It’s proven in the past that they will damage the pumps or pipes. We have recently replace the 2 pumps due to this reason, cost for replacement per pump is 380€. You will find plenty of suitable products provided next to the bath. NO SHAVING inside the bath!Â
AFTER use
IMPORTANT !! ALWAYS make sure that the tap is closed after use and before draining the bath. Fresh water is becoming rare and very expensive these days, please be aware of the impact of wasting water. Please pay well attention and double check it after use. The correct position of the TAP is marked with OFF.Â
IMPORTANT !! After each use it is MANDATORY to rinse and clean the jacuzzi for hygienic and technical reasons, we have foreseen a basked with material and products for this next to the tub.

Sauna
SAUNA INSTRUCTIONS
Operational from 16 – 22 pm

BEFORE USE
For your safety make sure to always turn OFF the sauna after each session (+- 15 min) to to avoid overheating, fire and damage. Â
For safety reasons we have built in a supplementary automated program turning OFF the sauna after 50 minutes, the device can be turned back on after 5 minutes. This will make a small beep, between 16-22pm.
You will find a manual inside the sauna, please read it carefully before use.
- Don’t forget to remove decorative items, manual or towels before heating the sauna.
- HEAT ONLY WHEN USING
- A sauna is a high energy consuming so be aware to heat it up only when you have the intention of using it and to turn it off after use.
Do not leave it on in between several sessions. This also counts to avoid fire hazards by overheating and damaging the oven. - If you use scented essential oil, this is a highly concentrated product, which makes it also rather expensive, adding too much oil is not healthy, it can damage the functioning of the sauna or bother you or even the next guests! A FEW DROPS in the water pot will be more than sufficient!
The ideal sauna temperature 90 graden Celsius + MAX session 15 minutes

AFTER use
- TURN OFFÂ
- Leave the door open to evacuate remaining humidity and keep materials in good condition.
- If you have filled the bucket with water, don’t forget to remove the remaining water AND also the spoon.
HOW TO GET MOST OUT OF YOUR SAUNA SESSION
1. Take Off the Clothes and Take a Towel
Take off your clothes and jewellery. Take a sheet to sit on in the sauna.
Take a shower beforehand. The shower makes the skin wet and removes perfumes and smells that otherwise become stronger and more pungent in the sauna. Body scrubs are also recommended.
Before entering the sauna your body should be completely dry in order to speed up perspiration in the sauna.
4. Showering the Legs with Warm Water
Before entering the sauna shower your legs with warm water. Cold legs postpone the effects of perspiration.
5. Place your whole body on the sheet or a towel
When in the sauna, sit on the sheet or a towel. When going in or out the sauna, do it quickly and make sure that the door closes firmly in order not to spill out the heat.
It is recommended to sit on the lower bench at first, because the temperature is lower there. The air in the Finnish Sauna is dry. The humidity can be raised by pouring water onto the hot stones
When in the sauna, try to be still. Breathe normally. You can sit or lie down.
When entering the first time, do not stay in the Finnish Sauna for more than 10-12 minutes. You can use an hour-glass on the sauna wall. People who do not support the heat should stay less time inside. When heating up enough, leave the sauna and gradually cool off under the shower or just sit down and rest in room temperature or outside. Especially the head should be cooled off slowly.
Sauna is primarily a place of relax. It’s ok to talk in sauna as long as it does not disturb other users. When you are in a sauna with only with a group of your friends or business partners, you can talk as much as you like. However when another person enters sauna, you should respect their right to relax. In such situation, in order to continue the discussion, you should leave the sauna or wait until the other person leaves.
10. Repeating the Sessions
At the second visit of the sauna the air should contain a little more humidity than the first time. The skin has softened, the blood circulation has been stimulated. Cool off again. Heating up ‒ cooling off exchange can be repeated as many times as it pleases you. For the majority of people 2 sessions are enough.
11. Relaxing, drinking waterAt the end take a shower and relax in a Hydro Massage Bath-tube. Dry and relax for at least 10-15 minutes on the deck-chair. Drink something refreshing. It is recommended to drink water or tea (without sugar) before and after the sauna. Eating fruit balances the calcium. The loss of magnesium can be balanced later by consuming leafy greens.
Before putting on clean linen, cool off thoroughly, if not, you will keep on sweating. You should not feel cold, after the sauna the body is quite sensitive. The skin is perfectly ready for the regenerating, detoxifying or relaxing massage.

- Warm the water: To avoid shocking the rocks with cold water. Pre-heat the water to ensure a more consistent and gentle steam release.
- Find your own rhythm: Experiment with different pouring techniques – slow and steady, fast and swirling – to find the steaming effect that resonates with you.
- Essential oils: Infuse your water with essential oils like lavender for relaxation, eucalyptus for clearing the mind, or peppermint for an invigorating boost. Just a drop will do so to avoid overwhelming smell.
- Listen to your body: Don’t overdo it. Start with small amounts of water and gradually increase as you get comfortable with the heat and steam.

Smart TV
How to turn on the smart TV
There is smart Tv available in your accommodation
- Use the main remote to turn on the tv with the red button top right
- If the smart tv screen is not visible,Â
- Push the house button of the small remote, the Amazon Firestick should start up
- If not push the house button (2) on the small remote to wake up the smart tv.
- If you do not see amazon Tv or the Smart tv menu, switch to the main remote and use the indicated button (1) to select the correct input channel. The correct input channel is HDMI 2
- You can now use the small remote to navigate between different online tv channels, youtube, or login with your account to Netflix or Amazon TV.
- Don’t forget to log out before you leave 😉
No Smart TV? There is also DVD!
If you have no netflix or amazon tv account and find nothing that you like on youtube or the other channels, you can still take the dvd player from the big cabinet and look at one of the plenty of dvd that are there. Simply connect the player with the hdmi cable in front of the tv, and navigate through the input channels (main remote button nbr 2, as indicated above) until you see the dvd screen.

Turn on/off the Heating
If all went as planned we have been preheating the accommodation for your arrival.
If you feel it’s too hot, or the heating is not on and you are cold, you can manually adapt the temperature.  The accommodation is equipped with floor heating, which means after turning on or off the heating, the floor will need time to heat up or cool down. ÂPlease note your accommodation has a jacuzzi and sauna, but is not a wellness center. Setting a 25° temperature will not make the accommodation warm faster.Â
21 or 22° is a normal setting.ÂThe thermostat is located in the kitchen next to the light buttons on the right of the green wall.
Using the Tado thermostat
You can manually turn on or off the heating by adapting the temperature in the TADO thermostat you find on the wall in the kitchen.Â
Smart Thermostat to make temporary temperature adjustments via the Smart Thermostat press the button to activate the display. The device will first show the current measured temperature in the room.

The thermostat then shows the current target temperature and illuminates the touch arrows. Use the arrows to modify the target temperature manually. The icons shown next to the target temperature indicate the current tado° mode:Â
– The Smart Schedule is active and tado° is in Home Mode
– The Smart Schedule is active and tado° is in Away Mode
– Manual control is active

How to enter the building
Keypad
Â- Behind the iron gate, between the doorbells and the gate, you will find a small keypad, purposely placed a bit out of sight.
- Enter your code and wait for the zooming sound to finish, you can now open the gate/door
- Close the door carefully, it will auto lock.
- To leave the building, use the same code.
Your Private Entrance Code
- If all payments have been settled, you have received your private access code by Whatsapp or through the booking platform message box.Â
- This code is valid from 15 PM on the day of arrival till 11 AM on the day of departure. Before and after these times, the code will be inactive, it is an automatic system.
- This code is unique and strictly personal, you are personally responsible for the use of it. Same as it is forbidden passing the key to another person it is not allowed to pass this code to any other person or third-party.
If all payments have been settled and you have not received your code on day of arrival, contact us.Â
Access your accommodation
- Same procedure, enter your code and wait the zooming sound to finish before opening the door
- The door will autolock once it is closed.Â
- To leave the accommodation, double push the circle on the device on the door, wait the zooming sound to finish before opening the door
